KingBridge Tower by Saha Group Sets New Standard in Asia with 3-Star Fitwel Rating, pioneering a building that focuses on creating environment for business and employees to enhanced work and living with happiness together ahead of 2024 launch

KingBridge Tower, a premium Grade-A office building, has earned the highest level of Fitwel 3-star Multi-Tenant Base Building, it’s first commercial building in Asia to achieve this standard. Ms. Thaninthorn Chokwatana, Director of KingBridge Tower project managed by KingBridge Tower Company Limited, the first high-rise building project of Saha Group, said that “KingBridge Tower premium Grade-A office will become an iconic building as it is the tallest building in the Rama 3 area with 52 floors and a total area of 44,500 sq m. Its location offers quick connections to important roads of Bangkok including Sathon and Silom as well as surrounding industrial areas, all easily accessible as the building is close to the intersection of three expressways. The building has earned a 3-star Fitwel rating in the Multi-Tenant Base Building category, the highest global standard and the first commercial building in Thailand and Asia to achieve this. Fitwel standards are an important validation of ‘The Spirit of Synergy’ which aims to enhance well-being in the workplace and improve our working environment in a smart and sustainable way. KingBridge Tower project, including world-class design and construction led by Architects 49 Limited (A49) and global engineering firm Mott MacDonald. Reminiscent of the Bhumibol Bridge, the tower’s iconic archirectural from was designed to complement one of the most important bridges in Thialand. Mr. Satit Kalawantavanich, Brand Narrative collaborated with the main contractor for construction Nantawan Co., Ltd. (Thai Obayashi) to design the experience inside the building. The KingBridge Tower is comparable quality to Grade A buildings and it is set to become a symbol of pride for Rama 3 residents.

 

Building creates environment for businesses and employees to growth together with happiness and smiles

KingBridge Tower is the first office building offers retail spaces in Thailand and Aisa* to receive the highest 3-star Fitwel certification, signifying a design concept that takes into account the quality of life of users to ensure a quality working experience in a good environment. The building is designed to provide 360-degree view of the Chao Phraya River, the city and the bridge while its fin provides shade to ensure the building is kept cool. Three layers of light-filtering glass are used to allows natural light to come in which reduce incoming heat for the building and a high efficiency air filtration system that can prevent PM 2.5 dust by filtering up to 90% of dust particles of up to 0.3 micron as well as kill germs and bacteria with UV-C.

Office facilities and amenities areas are also featured with users in mind and the 1,600 sq.m. Canteen takes up on the third floor at the same level as Bhumibol Bridge giving people excellent views across the river towards Rama 3 city and the bridge itself. The Sky Garden fills the entire floor and links to Meeting Facilities which beautiful views of Bangkok as a backdrop. Free drinking water is provided along with vending machines that sell healthy food. The building also includes 4 floors of retail space while the rooftop features a Sky Lounge & Restaurant.

A building that’s ready to support growth

The premium Grade A office building consists of 34,655 sq m of office space, 867 car parking spaces and 31 EV charger points. Premium common areas feature business facilities and include meeting room that supports events of all sizes. The Smart Building uses technology to manage a variety of daily functions including people’s entry and exit using the Hologram system and Destination Control System of elevators. Tenants are able to manage tenant services through a dedicated application and a Smart Dashboard monitors energy use throughout the building.

The building is undergoing application for ‘WiredScore Platiunum’ certification, which will enhance the ability to connect digitally and demonstrate that KingBridge Tower is ready to provide services to connect infrastructure and innovation to support modern technology and is prepared for future developments in technology.

The building is the first to be constructed according to the principles of the CECI network’s Circular Economy Construction Industry, which focuses on the most cost-effective use of resources in the construction process to reduce costs and environmental damage. It is also certified to LEED Gold green building standards.

The KingBridge Tower project has received recognition of its’ quality at the Property Awards 2023 in 4 categories: Best Office Interior Design, Best Office Architectural Design, Best Sustainable Development and Best Office Development. The project was also recognized as Top In Country: Better World Builder of the year award from Autodesk Innovation award 2023 and FIABCI-Thai PRIX D’EXCELLENCE AWARDS 2023 in the Office (Commercial Building) category.
